LOFT OPTIONS
Our loft conversion is available in three options, as many people would like to build their own lofts, or at least add the final touches to their new spaces.
DIY Loft
In the Do-It-Yourself Loft we install only the structural part of your loft, which consist of the internal structural frame (which normally also forms the walls of the loft), floor joists and floor boards. When the structural part of the loft is done the roof will be inspected by an authorised roof inspector and we will supply you with the structural roof certificate.
With the structural part of your roof done, you can now finish your loft in your own time.
Budget Loft
In the Budget Loft we install the structural part of your loft, which consist of the internal structural wall frames,
floor joists, floor boards, wall frames, wall & ceiling cladding, as well as loft ladder, skylights & dormer windows.
For this loft option we do not do the plumbing, electrical and finishing works.
The only plumbing and electrical work we do, is to move the geyser and water pipes out of the way of the loft room,
and to install the electrical conduits and plug- & light switch boxes behind the dry walls (no wires).
When the structural part of the roof is done we will have the roof inspected by an authorised roof inspector
and supply you with the structural roof certificate.
After this you can finish your loft in your own time and budget.
Standard Loft
For the Standard Loft we do the structural part of the loft, all other works as described in the Budget Loft,
as well as the full plumbing and electrical work, and finishings like skirtings, cornices and painting.
We do everything (well, almost everything - you still need to go shopping).
When it comes to finishes, it is your decision which products you want to use. The cost of these cannot be determined for initial quoting, as different people have different tastes and ideas of what their finished loft rooms must look like.
We therefore ask that you buy your additional floor covering (e.g. laminated, vinyl or carpet), plugs, switches, lights, bathtub, shower, wash basin, toilet, tiles, curtain rail etc. and we will install it all for you.
Additional Options
Loft Storage
The Loft Storage is very similar to the DIY Loft, but this can be done for much smaller roof spaces where loft rooms are not a practical option. In this design we will attempt to remove less of the truss webs, and also install the floor boards directly on the truss bottom chords (ceiling joists). This is for light storage and the maximum allowed load is 25kg/sqm.
Loft Design only
